About
Aksana Tupalskaya is a REALTOR®(S), license RS-85710, with Island Living Oahu of Keller Williams Honolulu, RB-21303, based at 1347 Kapiolani Blvd #300 in Honolulu and serving sellers and buyers across Oahu.
Over more than ten years working with homeowners across Hawaii and New York, she has seen one thing proven true again and again: people make better decisions when they have better information. That is the whole practice. She helps home sellers and buyers replace guesswork with clear data-backed decisions.
A bachelor’s degree in economics and a master’s degree in digital marketing give her a distinct edge in reading market trends, understanding buyer behavior, and reaching the right audience through the right channels at the right time. The economics shows up in how she prices. The marketing shows up in how a listing gets found.
How she prices a home
Before a home is listed, she analyzes 72 months of local sales data, buyer activity patterns, days on market, and neighborhood price trends specific to that home and street. That data shapes everything from pricing strategy to launch timing, so no decision is left to guesswork.
Recorded sale prices on Oahu can mislead, because the credit a seller hands back at closing often does not appear in public records. A home recorded at $1.4 million where the seller credited the buyer $40,000 did not really trade at $1.4 million. She publishes a monthly sold report showing what homes actually sold for after seller credits, the figure most portals never show.
Who she works with
- Out-of-state and absentee owners selling Oahu property remotely, including HARPTA withholding planning raised at the listing conversation rather than three days before closing.
- Service members and veterans using VA loans and BAH, timing a move around orders.
- Buyers hunting assumable low-rate mortgages, with a list of Oahu listings carrying an assumable loan updated twice a month.
- Sellers who want the real number before they commit to anything.
Where she works
Across Oahu, with particular depth in Kailua, Diamond Head, and East Honolulu, including Hawaii Kai. Hawaii is an escrow state with its own purchase contract, conveyance tax tiers, seller disclosure timing, and leasehold ownership that barely exists elsewhere. Mainland defaults do not apply here, and that local process knowledge is a large part of what she brings.
How a listing gets marketed
A significant share of Oahu buyers do not live on the island when they buy. They never see a yard sign or attend an open house. Listings are presented with professional photography, drone aerials, cinematic video, and 3D tours, syndicated to over 350 websites, and supported with targeted paid campaigns aimed at the mainland markets most likely to relocate to Hawaii. Sellers receive direct feedback after every showing and weekly market updates.
