Start with the exemption one
If you own and live in your Oahu home, filing one free form takes $120,000 off your assessed value, or $160,000 if you are 65 or older. The deadline is September 30.
If your home is assessed at $1,000,000 or more and you have nothing on file, that same form also keeps you out of the Residential A tax class, where the yearly gap runs into the thousands rather than the hundreds.
The city does not refund a year you did not claim, so it is worth checking today rather than in December.
If you are selling from the mainland
Hawaii holds back 7.25 percent of what you realize on the sale at closing. On a million dollar sale that is $72,500, and most out of state sellers find out about it in escrow.
There is a form that can reduce or remove it, and it has to be filed at least ten working days before the transfer date. That deadline is the single most useful thing in this guide.
It also covers how a 1031 works when you want to trade out of Hawaii entirely, and how you sign and close from wherever you actually live. There is a two page 1031 checklist at the back.
What is in the sold report
It covers Hawaii Kai, Kailua, Diamond Head and Ewa Plain. For every closed sale it shows what the home actually recorded, what the seller credited back to the buyer, and how long it took to sell.
The credit column is the part the public portals do not have. A home can record at full asking price and still hand thousands back at closing, which is why two homes with the same recorded price can be very different deals.
And the assumable list
Every Oahu listing carrying a loan a buyer may be able to take over, refreshed on the 1st and the 15th from the MLS. Worth a look for anyone who walked away from buying when rates moved.
