Why assumption matters more here

A VA loan can be assumed by any financially qualified buyer, and the rate goes with it. On a loan written when rates were low, that is the single biggest difference between what you can afford on Oahu and what you cannot.

The assumption funding fee is 0.5 percent, against 2.15 to 3.3 percent on a new VA loan. On a $750,000 loan that is $3,750 rather than roughly $16,000 to $24,750.

The catch is time. If orders are in the picture, work backwards from roughly when you need to be in. Most people know the month long before the date firms up, and the month is enough to plan from.

The part that catches sellers

If you let someone without VA entitlement assume your loan, a non veteran or a veteran with none left, your entitlement stays tied to that loan until it is paid off in full. Not until you move. Not until they refinance. Until the loan is gone.

That means you cannot use your VA benefit to buy your next home while that loan is still out there.

A VA buyer who substitutes their own entitlement restores yours in full. Same sale, same rate handed over, completely different outcome for you.
